Our Proposals

  1. Vehicular access is provided via Well Lane, reducing congestion on Leighton Road.
  2. Multiple pedestrian routes enhance connectivity between the site, Wing, the SANG, and Ascott House.
  3. A new toucan crossing on Leighton Road improves safe access to development north of the site.
  4. A continuous pedestrian and cycle loop, including upgrades to WIN/4/2, links the site to the southern SANG.
  5. Located on the development’s doorstep, the SANG offers a scenic exercise loop through naturalistic wildflower meadows.
  6. Visitor parking is available for convenient access to the SANG and allotments.
  7. A linear green corridor along the northern and eastern edges maintains separation from the village, reduces noise, provides informal play space, and enhances the setting of the listed gatehouses.
  1. Kitchen gardens support local food production while easing pressure on existing allotments.
  2. Retained and enhanced woodland edges provide visual screening between the site, registered park, allotments, and scheduled monument.
  3. Central green spaces create welcoming community hubs, while crescent layouts frame southern views and maximise outlook from homes.
  4. Equipped and local play areas are thoughtfully distributed for easy access by all residents.
  5. Tree-lined green links connect the site and offer glimpsed views to the wider southern landscape.
  6. The scheme delivers 7.28 hectares of natural green space, including wildflower meadows, tree planting, SuDS features, and landscaped areas, with SANG links extending into the wider historic landscape.
  1. Homes are carefully oriented to maximise views to the southern countryside.
  2. Parking courts are integrated within residential blocks, overlooked by homes for natural surveillance, while shared-surface lanes encourage low vehicle speeds.
  3. Streets are visually terminated with landmark buildings and trees, creating strong focal points throughout.
  4. A dedicated pumping station manages on-site drainage efficiently.
