Planning Context

Buckinghamshire Council is preparing a new Local Plan which they aim to adopt in late 2027. Due to changes to the National Planning Policy Framework (NPPF) in 2024 and the new Standard Method, the housing need figure for Buckinghamshire has increased significantly to ca. 95,000 homes.

Buckinghamshire Council undertook multiple Call for Sites exercises to inform their emerging Local Plan. Submitted sites will be assessed on their suitability, achievability and availability, which will inform the preferred sites as part of the next Local Plan consultation (Regulation 19) in July/August 2026. The site at Leighton Road was submitted as part of the Council’s Call for Sites exercise (site ref. 3577). In due course, Davidsons Homes will submit a Full Planning Application for the development of ca 98 new homes on the site at Leighton Road.

Our main focus isn’t to build new homes at record speed. We take our time to make sure they are right for the surrounding area, paying great attention to the site layout, exterior designs, brickwork and detailing. Each development is built to fit seamlessly into the local area.

The Site

The site covers approx. 12.6 hectares and mainly consists of two arable fields, bordered on the north by Leighton Road and on the east by Well Lane. The site is within walking distance from the centre of Wing.

Site Context

To the north-east, the site lies adjacent to the Grade II Old Estate Office. To the east, across Well Lane, stands the Grade II* listed Ascott House, owned by the National Trust, and its Registered Park and Garden.

To the south, beyond Lower Ascott Lane, there is a small cluster of estate-style properties, including Ascott Lodge, which is shown on historical maps from 1885.

To the west, the site is bordered by arable land, hedgerow trees, and allotments, beyond which lies a Scheduled Monument. The Scheduled Monument comprises the remains of the original 16th–17th-century Ascott House, its formal gardens and a warren that extends across the site's western boundary and continues further to the south and west.
