Landscape, SANG and Ecology

The site mainly comprises two arable fields to the south of Leighton Road and west of Well Lane. Two public rights of way cross the southern portion of the northern field (WIN/4/2 AND WIN/3/2). A further north south route runs along the western boundary of the northern field (WIN/5/2).

Grade II* Ascott House, Registered Park and Garden lies beyond the eastern boundary. To the west lies a Scheduled Monument – Ascott House: the remains of the original 16th and 17th century house, formal gardens and warren.

The two fields are separated by a band of vegetation, and both are surrounded by either further substantial strips of woodland or hedgerows. Ground levels fall gently from east to west and more steeply north to south.

The site area and surrounding landscape to the south, east and west of Wing has been identified as lying within an Area of Attractive Landscape (AAL), Quainton-Wing Hills, a local landscape designation.

Development will be restricted to the northern part of the site with substantial areas of public open space including a new Suitable Alternative Natural Greenspace (SANG) to the south.
The new development will be carefully designed, retaining and supplementing the existing vegetation around the site to soften and contain development. Incorporating the public rights of way will form a strong eastern gateway to Wing.

The site has potential to support a range of protected species, such as nesting birds and foraging or commuting bats. Opportunities for such wildlife will be retained and enhanced under the proposals, through new habitat creation and the integration of faunal features within the new build.

Proposed habitat creation in conjunction with the landscape proposals will deliver a minimum 10% biodiversity net gain in habitat and hedgerow units.
